  • Ask for the contractor's California license number and look it up at the Contractors State License Board website, cslb.ca.gov. Plumbing work requires a C-36 plumbing license.
  • Ask for a written price that names the work, the parts and any permit fees before anyone starts.
  • Ask who pulls the permit. Water heaters, gas lines, repipes and sewer work normally need one.
  • Confirm that the contractor carries liability insurance and, if employees work on site, workers' compensation.
  • Get any warranty terms in writing and keep the invoice, since your insurer may ask for it.

You will not find customer reviews, star ratings, awards or years-in-business claims here. We do not publish them because we do not have verified ones to show, and an invented review is worse than none.

You will not find fixed prices either. Plumbing costs depend on the pipe, the access, the time of day and the condition of the house. Each service page lists the factors that set the price instead, so you can compare quotes fairly.

You will not find a contact form. Every request goes through the call line, so a person hears the problem the same hour.

Mission Viejo was planned as one community starting in 1963. The first families moved in during 1966, Lake Mission Viejo opened in 1978 and the city incorporated in 1988. The result is a city where houses from three different decades share the same streets and the same three water districts.
